Letting a home with Embleys

Renting a home with Embleys isn’t like renting a home with any other estate agent. We pride ourselves on our incredibly high levels of customer service from the moment you walk through our door; to the moment you put the keys in your new front door – and during the entire time you’re there.

For landlords looking to let through Embleys, we’re equally focused on your needs. We match your properties with the perfect tenants and ensure they’re both cared for properly throughout.

So whether you’re searching for a well maintained home with a reliable and accessible point of contact, or need someone to oversee your property and ensure it’s well looked after, you can trust Embleys to be on hand and responsive. Should any problems ever arise, we’ll resolve them. Put simply, we’re on your side.

Your guide to letting a property with Embleys

1

Arrange a property rental valuation: Once you’ve made an appointment, we’ll come and chat to you about whether you’d like our managed service (this includes handling tenancy fees, carrying out an inventory, quarterly property inspections, managing repairs etc) or tenant find service (where we find you someone to rent your property to). Having carried out a full inspection of the property, we’ll also advise on the recommended marketing figure and our fees.

2

List your property let: This is where we take the full details and photos that will be used to market your property rental. Once it’s online we start to arrange viewings, discuss any conditions and take a holding deposit where there’s an interested party.

3

Reference checks: We then make sure the relevant reference checks are carried out – these include employment checks, background checks and previous tenancy checks.

4

Moving in date: Once the reference checks have come back clear, we liaise with you and the tenant to agree a suitable move in day. At this stage we recommend a full inventory is carried out to ensure the property is maintained to the same standard it was left, especially if we’re not managing the rental for you. Where we are managing your rental, we’ll have prepared your inventory in advance, ready to hand to the tenant for their signed approval on moving in day.

5

Completion statement: You will receive a completion statement around a week before move in day. This will include a breakdown of costs and what will be due to you on move in day. This is the equivalent of one month’s rent in advance, plus a damage deposit (one month’s rent), with our fees deducted.

6

Move in day: For those using our tenant find service we ask you to drop keys into Embleys and sign three tenancy agreements (a copy for you, one for the tenant and one for us). If you don’t meet the tenant, it’s always nice to give them a courtesy call to introduce yourself and welcome them to their new home.

7

Move in day: For those using our managed service, you have the added peace of mind of knowing we are regularly checking your property against the inventory, are holding the tenant’s damage deposit securely in a government-backed deposit protection scheme and that we have ensured the CP12 certificate (gas safety report), tenancy agreement and keys have been handed to the tenant. Furthermore, throughout the entire tenancy we’ll sort maintenance issues, rental payments and property inspections – we’re here to ensure everything runs smoothly so you don’t have to worry.

Your guide to renting a property with Embleys

1

Consider your requirements: Think about where you’d like to live and what amenities you need nearby – are schools and public transport important? Start your search and view any matching rental properties.

2

Get your finance sorted: Up front you usually need one month’s rent, a damage deposit (the equivalent of one month’s rent) and any estate agency fees. You’ll also need a holding deposit, which is taken off your fees once your references are approved.

3

Make an offer: Once one has been accepted we’ll discuss any conditions there may be and lead negotiations until an agreement is reached. This is when the holding deposit is needed to secure the property, taking it off the rental market while the deal is concluded.

4

Provide details for reference checks: We will ask for various data so that a reference application can be carried out. Once these checks have been approved we get back in touch to discuss a move in day with you and the landlord.

5

Completion statement: You will receive the completion statement around a week before your move in date, which will include the breakdown of costs payable.

6

Move in day: When you come into the branch to collect your keys, you’ll be asked to sign three tenancy agreements (one for the landlord, Embleys and one for you). You’ll also be provided with a copy of the CP12 certificate (gas safety report) for the property.

7

Exciting – the rental is official and the property is yours!
